Hey, what's up everybody! It's TJ with Sanctified Homes and Construction, and today we’re out at our Bushill Hill Haven project. We just wrapped up the waterproofing details on the property, and I’m here with Mike Thy from Sierra Concepts to talk you through the process, materials used, and the critical importance of waterproofing in new construction. If you’re building a home, proper waterproofing is one of those things you can't overlook to ensure the longevity of your property.
At this particular site, Sierra Concepts just finished applying the waterproofing detail and adding insulation around the foundation. Mike, can you break down what happened here specifically and what products were used?
The exterior of the foundation is coated with a product called Delta-MS, which serves as a protective waterproofing layer. Delta-MS is installed up to the grade level, so when the area is backfilled, you’ll still see the visible Crye wall above it. This protective layer plays a crucial role in preventing any moisture intrusion.
Inside the foundation, they applied Interra insulation to keep the interior of the house warm and properly insulated. This product is made of GPS foam (graphite polystyrene), which is infused with graphite. Unlike other foam insulations like EPS, this particular foam does not off-gas, making it a healthy choice for the home’s interior environment.
This is why we choose to use this insulation on the inside—it’s safe, effective, and contributes to a more energy-efficient home.
While the solution used here is a great all-around option, it might not be right for every project. So Mike, what about properties with more complex needs, like high water tables or hydronic pressure around the foundation?
If your site has a high water table, higher than where your basement floor is, or if there's excessive groundwater around the foundation, the standard system might not work as effectively. In these cases, Sierra Concepts would recommend a spray-applied waterproofing membrane along with drainage boards and other specialized products to keep those basements dry.
Every property has its own set of challenges, and it's important to pick the right system that matches your site conditions.
For any DIY homeowners or new contractors who might be finishing basements or doing their first builds, what’s the process to reach out and get advice or services from Sierra Concepts?
If you’re looking to build a house or you’re already dealing with water issues, reaching out to a waterproofing professional is crucial. Sierra Concepts services Southern Wisconsin and Northern Illinois, and they work directly with homeowners to diagnose problems and provide tailored solutions.
If you’re outside their service area, some things to ask your local waterproofing company are:
Reputation: Check reviews and ask for referrals to ensure you're hiring a reputable company.
System Options: Ensure they provide various systems and have the ability to choose one that matches your needs.
Warranty: Always ask about warranties—if the company doesn’t offer one, consider that a red flag.
It's all about making sure you get the right system for your home that keeps it dry and functional.
Speaking of warranties, Mike, can you talk about the warranties Sierra Concepts offers and what someone should expect if they’re looking for a waterproofing company?
Warranties can vary greatly depending on the complexity of the system. At Sierra Concepts, warranties range anywhere from 10 to 30 years depending on the product and level of protection you choose. It’s always best to go with a company that stands behind their work and offers these long-term warranties.
Waterproofing is a critical detail in your new construction home, whether for a full basement or a crawl space. Climate conditions are always changing, and waterproofing provides that layer of security to protect your home. If you need help deciding what system to use or want to learn more about the best practices for waterproofing, reach out to professionals like Mike and his team at Sierra Concepts or check local recommendations.
Remember, covering your waterproofing details right from the start will ensure your home stays dry and protected for years to come.
