Initial Considerations

  • The Type of House: From shipping containers that could be set up over a weekend to grand mansions that take years, the variety is vast.

  • Utilities: Whether the house is on septic or City Water and Sewer makes a difference.

  • Pre-construction Work: A lot of work, such as design meetings, architectural planning, and engineering considerations, happens before the actual construction begins.

The Pre-Build Process

The journey from having a mere idea to finally digging the foundation involves numerous steps:

Design Phase: 

This could range from as quick as 30 days to six months, or even longer with some builders taking over a year.

Financing: 

Once the design is ready, you'll need to sort out the financing. This means setting up the money at the title company, and if you're not paying cash, this could add another 30 days or more to the timeline.

Permitting: 

Depending on your location, obtaining permits could either be a breeze or a lengthy hurdle. For instance, cities like Madison might take longer due to more stringent documentation requirements.

The Actual Build

This is where the rubber meets the road. The time taken here varies based on:

  • House Details: Is it a simple design or a complex one with multiple fireplaces, special windows, and intricate details? The latter will invariably take longer.

  • External Factors: Unexpected events like supply chain disruptions (remember the COVID-19-related delays?) can significantly push timelines.
