Hey folks, it's TJ from Sanctified Homes. Today, I want to pull back the curtain on one of the most crucial stages in the custom home-building process: drafting. It's where your dream home starts to take shape on paper, and it's essential to get it right.
When we embark on a custom home project, the first thing we do is create an initial draft. This draft captures the essence of what you, the homeowner, envision. But it's just the beginning. Once we have that first draft in hand, the real work begins.
After the initial draft, I sit down with clients and go through the plans, marking up revisions in red. This could be anything from moving a wall, adjusting the location of the laundry room, or even repositioning the stairs. The goal is to refine the design until it aligns perfectly with your vision.
How many revisions are needed? It varies. Sometimes it's just one or two, especially if we've captured all the details upfront. But in some cases, it can be more. Remember, each revision is a step closer to your dream home, so it's all worth it.
After our meeting, I head over to our drafter's office. For many of our projects, we work with Mike Burrell from Tiki Designs. Mike and I discuss the changes, and he then incorporates them into the plans. This collaboration ensures that the final design is functional and in line with your vision.
A common question is, "How long does it take to draft plans?" The answer varies. If you know exactly what you want, it could be as quick as a month. But if there are many revisions or if you need time to decide on certain aspects, it could take longer.
As for costs, they're typically priced by the square foot for new construction. But remember, the more detailed and intricate your design, the higher the cost. It reflects the time and expertise that goes into creating a custom plan.
One of the benefits of working with a drafter like Mike is the ability to see your home in 3D. While most people can understand floor plans, a 3D view brings them to life. It allows you to visualize spaces, see how rooms flow together, and even get a feel for the home's overall aesthetic.
Drafting is more than just putting lines on paper. It's about capturing the essence of what you want in your home and refining it until it's perfect. It's a collaborative process, and every step is essential.
