We just wrapped up the waterproofing details on the property, and I’m here with Mike Thy from Sierra Concepts to talk you through the process, materials used, and the critical importance of waterproofing in new construction. If you’re building a home, proper waterproofing is one of those things you can't overlook to ensure the longevity of your property.

What Was Done on This Property

At this particular site, Sierra Concepts just finished applying the waterproofing detail and adding insulation around the foundation. Mike, can you break down what happened here specifically and what products were used?

Exterior Waterproofing

The exterior of the foundation is coated with a product called Delta-MS, which serves as a protective waterproofing layer. Delta-MS is installed up to the grade level, so when the area is backfilled, you’ll still see the visible Crye wall above it. This protective layer plays a crucial role in preventing any moisture intrusion.

Interior Insulation

Inside the foundation, they applied Interra insulation to keep the interior of the house warm and properly insulated. This product is made of GPS foam (graphite polystyrene), which is infused with graphite. Unlike other foam insulations like EPS, this particular foam does not off-gas, making it a healthy choice for the home’s interior environment.

This is why we choose to use this insulation on the inside—it’s safe, effective, and contributes to a more energy-efficient home.

Alternative Waterproofing Solutions

While the solution used here is a great all-around option, it might not be right for every project. So Mike, what about properties with more complex needs, like high water tables or hydronic pressure around the foundation?

Site-Specific Solutions

If your site has a high water table, higher than where your basement floor is, or if there's excessive groundwater around the foundation, the standard system might not work as effectively. In these cases, Sierra Concepts would recommend a spray-applied waterproofing membrane along with drainage boards and other specialized products to keep those basements dry.
