Today, we’re diving into the ins and outs of air sealing your windows to maximize energy efficiency and keep those pesky bugs out. A properly sealed window isn’t just about comfort; it’s a big step toward making your home healthier and more efficient. Here’s how we make it happen.

Why Air Sealing Windows is a Big Deal

When we talk about air sealing, we’re not just focusing on energy savings (although that’s a huge benefit). Properly sealing windows prevents drafts, enhances comfort, and keeps outside pollutants—and bugs—out. Good air sealing around windows also contributes to a quieter home, providing insulation from outside noise.

Regarding energy efficiency, the U.S. Department of Energy estimates that up to 30% of a home’s heating and cooling energy is lost through improperly sealed windows. With well-sealed windows, you’ll retain conditioned air longer, meaning your HVAC system works less, saving you on energy bills.

Step 1: Prepping the Window Frame with a Backer Rod

To start, prepping the window opening is crucial. We begin by installing a backer rod around the edges of the window frame. The backer rod is a flexible foam insert that fills the gaps around the window and provides a surface for the air sealing compound to adhere to. After the backer rod is in place, we apply PROSOCO’s Air Dam sealant around the entire perimeter of the window frame. Air Dam is a flexible, air- and water-resistant sealant specifically designed for use around windows, doors, and trim. It offers high durability and flexibility, meaning it won’t crack or peel with seasonal shifts.

Why We Use Air Dam

  1. Longevity: Unlike some traditional caulks, Air Dam is made to last. It stays flexible, even in extreme temperatures, which prevents it from cracking or peeling.

  2. Waterproof and Airtight: Air Dam offers excellent water and air resistance, crucial for keeping out moisture and preventing mold.

  3. Easy to Work With: The material is easy to apply and smooth out, allowing for a clean finish. You can get it in either standard caulking tubes or larger “sausage” tubes if you’re tackling a large project.

Step 3: Sealing the Window Frame Properly

Once we apply a thick, continuous bead of Air Dam around the window, we smooth it out with a caulking tool or simply a gloved finger. This ensures the sealant spreads evenly and fully adheres to both the window frame and the surrounding wall, creating an airtight and watertight seal.

Key Points for Proper Sealing:

  • No Gaps or Holes: Check for any missed spots after the first round and add extra sealant as needed.

  • Leave the Bottom Gap Open: In some cases, it’s important not to seal the bottom gap, especially if the window has a built-in drainage system. This lets moisture escape, preventing water buildup in the frame.

By taking the time to smooth out the sealant, you ensure the finished product will remain intact and effective for years to come. This extra step will keep drafts, dust, and insects from sneaking in through those small gaps.
